We take great lengths in making sure our listing status are as updated Monday – Friday.
Johnson Group will not share the number or terms of offers we have received on a property, but it is safe to assume we have had at least one at any given time. The offer may have been less desirable than the seller desired and could have been rejected or countered. Typically a less than listed terms offer is submitted the first few days of active status, so realizing whether or not we have had offers is irrelevant.

SUBMITTING OFFERS:
At any point the property is listed below, you are welcome to submit an offer. PLEASE SUBMIT ALL OFFERS ONLINE. Emailed and Faxed offers are not monitored as closely. All offers are presented to the seller no matter what stage these listings are in. If we are under contract or awaiting bank signatures, typically the bank we will keep your offer as a back-up. Some sellers do reserve the right to negotiate on multiple offers at any point of negotiations.
ESCROW:
ESCROW is to be in Certified funds or wire transfer. Seller will not execute contract until title company receives certified funds. If this is a cash offer, 10% is typically requested with a 2 week closing period. Financed property, escrow must be at least 1% of offer price.
